View Full Version : Garage door fun, The Epic Tale?
Charlie's_93EB 12-13-2007, 01:39 PM :rolleyes:Background:
Well I have needed a new garage door for sometime. The door is a 1978-79 wood door. The bottom is rotting. The key is missing to lock it. Then I open the door it sags in the middle. Like I said it time.
The hunt:
The hunt for the best price/deal. I am good that this part. I have been looking here and there. Asking friend and family if they see or hear anything on sale or a installer with a spare unit.
The hunt leads me to the Home Depot, and Lowes. HD had Zero stock and everything had to be ordered. So to Lowes had some in stock and because I live in Florida, In Sarasota County. (The next county south with hit BAD by hurricane Charlie 3 Years ago). Here I need a W6 or a (NS 4?) and I apparantley need to know the size of door. damn.
The research:
I went home and measured the door and opening. 7x9. Ok I do need a W6 door which is good to 130mph.
Back to the hunt:
Back to HD and Ls. Both sell doors that I can not use:rolleyes:.
HD sells cheap doors starting at $450 add $50 for cheap insulation and $100 for a dual metal insulated door sandwich. And another $100-$150 windows.
Lowes is the same but starts $380 for my size door.
Crap 4 bills out the door for a door:(
A few weeks goes by and I am at lowes again. I walk by the doors to see the the in stock door. And I discover that the W6 7x9 I need is on CLEARENCE for $174 yes $200 OFF:D:D:D:D
I talk to the door guy they are ALL out and will not get anymore. He said they are suppose to have more but has looked for other people. Sad
I went home. Had dinner.
The next day I got an idea I will call all the lowes and find one. The first call is to a lowes 20 miles south and they have two in white, i said I would be there in a hour. Ok I can paint.
Dusted of the trailer and hit the road. Got there and walked to the doors. A guy named Terry walked up, and asked if I wanted a door. I said yes. He did I talk to you about an hour a go? I said yes. He said the 7x9 W6 is here. I look up and said lets get a cart. And loaded up.
I walked up the the check out. No line, yes. Cashier said wow you shop fast.
$186.18 Out the Door.
I got the Ex and pulled around. And loaded up the door slide right in. In and out 5-6 minutes.:D:D:D
The Permit::scratch:
Sure I will get one.
Tuesday, call the city leave a message.:banghead:
Wednesday, call the city leave another message.:banghead::banghead:
Today Thursday, call the city and someone answered.
She tells me I need a permit, The cost you might ask? $110 :fire:
Then I asked how to get one. She said they need 3 copies of the contractors plans. I ask where is get them? She said lowes. OK.
And I need to make blue prints. Yes 3 copies.
Ok thats it. So I can do it my self, I asked?
She said I would have to ask Lowes if I can. (I Tried really hard not to get sarcastic here) I asked your you can not tell me if I am aloud to?
She said no, they will tell me. Ok
So I am now going to lowes to ask for the plans. and If I can do it my self.
I will find out if how much they charge to install.
:fire::confused::fire::scratch::rolleyes::mad::eek: This is how I feel right now....
steves99 12-13-2007, 01:45 PM I'd put it up and call her good, what are they going to call the door police on you! Your not going to sell your house in the next 5 years are you?
FROADER 12-13-2007, 01:45 PM I'm confused, you need 3 blueprint copies and a permit to change a garage door?
Joe Dirt 12-13-2007, 03:13 PM Yeah- that makes no sense to me, it isn't structural. You're not adding anything, you're replacing existing hardware
Willard 12-13-2007, 03:46 PM Usually it has to do with the value of what your installing. I think around it is like $5,000 before you need a permit. That's just ridiculous that you need a permit for that
Stic-o 12-13-2007, 03:51 PM just install it, i don't think the city is driving around checking for installed doors:rolleyes:
they only want you to have a permit so they can make money
DeRocha 12-13-2007, 03:54 PM If you are able to install the door yourself then as Steve and the others indicated I would just do it and call it good. A buddy of mine lives and Attleborro MA and he isn't allowed to replace a kitchen faucet without a permit  That's just crazy. I'm all for building safety, but there has to be a better way of handling it.
Charlie 12-13-2007, 04:39 PM Things like that, especially the kitchen faucet, I would say screw the permit.
Charlie's_93EB 12-13-2007, 06:35 PM I stopped by Lowes they said the Lady was off her rocker. And said more or less just said look it up online more or less.

I stopped my the office at 3:30 they close at 3:30:mad: I did pick up some paper work. More or less in my town you need a permit for Well I just reread it and the only things I can do with out a permit are painting, wall paper, carpet, tile, non structural siding, Cabinets, fascia, soffit and farm buildings. But only if you live in a non-historic district, not a daycare, and must only a 1-2 family dwellings. Every thing else I need a permit.
just install it, i don't think the city is driving around checking for installed doors:rolleyes:

Well I thought about a Christmas morning install. But my neighbors WOULD rat me out. I have had the police called on me for blocking the sidewalk, for parking two wheels on the grass. At 5-6am. And code for washing my car on the grass, a vine growing on my fence, and a pallet on the side of my house.

The thing is I can kick my way into my garage now. And I have a 150mph door inside I can not put up yet.
Things like that, especially the kitchen faucet, I would say screw the permit.
I would if I thought I could get away with it.
DeRocha 12-14-2007, 07:27 AM I would just re-install the new door and play dumb.. I mean you're not adding onto your house, your replacing an existing door.
But it does sound like you have nice neighbors... NOT!
Charlie's_93EB 12-14-2007, 08:29 AM Well I opened the box and got the instrutions. So Monday I will drive down there and see if they can be used as "contractors plans". Tme will tell.
Charlie's_93EB 12-24-2007, 09:36 AM update, I went in the other day. And yes in fact I need 3 copies blue prints I can draw my self, and 3 copies of the "contractors plans" the instructions. I filled out the permit but it still needs to be notarized.
JDraper 12-24-2007, 09:56 AM Wow...glad I don't live there. Only thing that required a permit here was adding on a large front porch (permit cost $10 and no one ever came and inspected it... ). Without a permit being required, we've put on a rear deck, paved the driveway, built a shed, finished off 500 sq. ft. of basement, installed central air...the list is long...
Dang glad I live in the country:D:D
gijoecam 12-27-2007, 03:21 PM The thing is I can kick my way into my garage now. And I have a 150mph door inside I can not put up yet.
LOL How ironic?!!?
I ended up pulling a permit when I installed my deck... Just wanted to be safe, that's all. What's funny is that because I have three steps up to the deck, the stairs require a railing. However, because the deck is less than 30" above grade, the deck itself doesn't require a railing. The inspector looked at the plans and said, "that's ridiculous... I'm not going to require the railing for the steps when the deck doesn't require it.". I said, "Thank you very much" and away I went!
Oh, and the irony? Because the deck is free-standing and isn't physically bolted to the house's structure, it's considered 'landscaping'. No permit necessary!! (Wish he would've tole me that to start with!!) Also, since it's considered 'landscaping', it can't be included in the tax assessment, so no tax increase because it doesn't raise the SEV. Woo Hoo!!
I've added a butt-load of extra outlets, a couple extra circuits, and a transfer switch. It's all been done to code just not with a permit. Hell, if I had to pull a permit for every screw I drove into the wall, I'd be broke!

Charlie's_93EB 12-27-2007, 09:00 PM no update yet, I hope to turn everything in on Monday.

Ya that is how live is some times....
I can only think of a handful of projects I have done that should have had permits, but nothing I will admit on the Internets.
Charlie's_93EB 01-01-2008, 10:26 AM permit rejected!!!!!!!!!!

ouch Thats gotta suck.. and a reason I would just replace the door without getting one in the 1st place..
rizzjc 01-01-2008, 11:17 AM I hate permits. I decided to build a shed this past summer. I debated, but due to my homeowner's association, I broke down and got the permit. They told me I needed TWO inspections, framing and final, for the 12x16 shed. I thought I was building a SHED, but I might as well have built a HOUSE. I messed up a few things (according to code), and fixed them, but never got my final inspection. They eventually marked the shed finished on my tax records. I'm debating whether or not I should even bother calling them for the final ever, or just forget about it. They got their $110, and their tax assessment, so that's all they really care about.
I'm moving FURTHER into the country next time! Now, I would definitely go nuts if someone tried to tell me I needed a permit to replace a garage door. In fact, I plan to remove my TWO garage doors, replace the header, and put in a single door, and I have no intention of getting a permit.
manaen 01-01-2008, 11:56 AM Man I have been there, and I hate the whole process. Here in MD it takes months to get permits for the silliest of stuff. Most people use the honor system :D
Sorry your having problems with your permit. I think the problem is that the county people do not understand the scope of this highly technical job. So I figured I would help you out and make a set of plans that will make it easy for them to understand. There's no way they can question these plans. Just print this out and hand it to them :D

ROFLOL!!! I saw the permit request for the house they built next door to me... It seriously looked about like that!! The inspector made his change in red ink on the same page, shifting the house 3 feet into the setback (without the owner seeking a variance, of course). I guess it pays to have your wife be the building department secretary!
I'm curious why the building department denied the permit, and what they're requiring?
BrooklynBay 01-01-2008, 12:17 PM I have a similar situation which can't be resolved. I have a porch in front of my house which my previous neighbor didn't like because she was trying to sell her house, and thought that my porch would bring the resale value of her house down. She reported me to the building department the day she moved, and inspectors came down. It was a $2,500 fine! I had to pay a $250 stipulation to the environmental control board. They sent me a notice a year ago explaining that unless I tear the porch down, I will have to pay another $2,500 fine. To legalize a porch, you can't draw plans yourself in NY even if you are the homeowner. You have to hire an architect, then get a surveyor to measure everythiung, then apply for a permit. If they don't approve of it, you still have to pay the architect, and surveyor. In dollars, and cents, the average cost to legalize a porch would be around $4,000 or more! This is before the cost of the actual porch. It's a big ripoff for the city to make money (including the architect, and surveyor).
manaen 01-01-2008, 12:26 PM It's a big ripoff for the city to make money (including the architect, and surveyor).
I agree 100%
and usually the city has an "approved" list of contractors, what a joke!!!
they should call it the "approved" list of relatives and friends.
BrooklynBay 01-01-2008, 12:30 PM According to the city's list of violations, their #1 ticket from the building department is for work without a permit. This violation is almost impossible to get rid of. Even if you pay the fine, the violation is still recorded, and will only be taken off if whatever you installed is ripped out. Then you have to get another city inspector over to reevaluate it, and record that the violation was removed. The city puts this against the house like a lien, and makes it difficult if you have to sell or transfer ownership.
tdavis 01-01-2008, 02:34 PM Funny, everyone complains about California..
Here in Pinole, I can draw up the plans, and as the homeowner, do ANY and ALL the work on the house, as long as it passes inspection.
Charlie's_93EB 01-02-2008, 11:54 AM Wow Manaen you really did nail the the Blueprints I drew. But I used lined paper and did not include a scale.
I was denied because my door. A Holmes Windcode W6 door. I only need a W4 which is good to 130, my W6 is good to 150mph.
But Holmes is not an approved door because of the 2004 "wind law?"
By not approved I mean Holmes did not pay a independent company to test the door and submit it to the state.
So I asked the inspector what are approved doors, he said go to http://www.floridabuilding.org/c/default.aspx here then to approved products here http://www.floridabuilding.org/pr/pr_app_srch.aspx
Yes Holmes is not listed, ok What do I do? Well I need to contact Holmes and ask if they can prove they have been approved.
So I ask is this unusual? He said he has never heard of Holmes, He said most people install Clopay doors.
So I tried to call Holmes "they were closed", and as I see the number, Clopay is also listed in the intrusions, Which leads me to think that they are a parent company.
I will not call Holmes and see what they say.
Tbars4 01-02-2008, 12:16 PM ...i just found this thread and i am curious...are you by chance in dade county or a neighboring county???..

No I am in Sarasota County, I live an hour south of Tampa, an North of Fort Myers. And 195 miles from Miami.

I called Holmes back. I woman had NO Idea what I was talking about. She transferred me to other woman, that woman asked the phone Clopay, HAHA.
She said could mail me the proof of the Wind Rating.
So now I wait....................

I have updated your blue prints to include the proper wind rating. Submit this to your building department.

You must not live in a planned community with a homeowners association! lol
I've had several friends complain that they can't do anything to their home without the consent of the associations where they live. Most of the time, the association denies whatever the homeowner wants to do. I remember one case where a home owner had to take down a wooden play set he had built for his kids because his neighbors complained that it showed above the fence line so it was "out of code," according the the association agreement.

Ah yes, CCR's. I told my realtor explicitly, NO CCR's, NO HOA.
The only AHJ's I have to deal with are the city.
:D
Charlie's_93EB 01-03-2008, 04:07 PM ok here it is yes the real blue prints I turned in.

Charlie's_93EB 01-08-2008, 01:07 AM got paper work in the mail today. The only thing I still do not know is that the 2nd photo says 1999 stadard building. Not the 2004?? On the plus side I have seen the name Gary Pfuehler on aproved permits so that is some hope.

I enjoyed it too, sorry if I did not say so.
BTW day two no call back:mad:
MountaineerGreen 01-09-2008, 09:15 PM This is crazy. I bought a "portable" building, paid $20 for a permit. I talked to the city hall, asked about placement. They said mark where you want to put it, we will look and say yes or no. So, I find a piece of pipe, set it 2 feet from the alley and 3 feet from the property line to represent the back corner. That is all I did. I call the city, they said permit granted. :) Easy as pie.
Glad we don't have all those crazy homeowners associations and overbearing city governments. But, I do have to look at all my neighbors chit in his backyard because he won't pick it up.
Charlie's_93EB 02-12-2008, 12:45 AM update I turned in the New Paper work say the 5th of last month. I got a call Friday the same garage door the was denied is now approved. I stood in three lines well two lines but one line twice, paid the $112.50. I took a break for lunch. And got started at the crack of 1pm. 6 short hours later with the "help" of my uncle (who did not read the booklet). So we built the door on the ground and hinges, struts, and rollers bolted in place. Well that could work but the rollers need to be put in the track then bolted to the door. Well at least the door fits the old track right, well no. The track brackets have the door 1/2 too close to the frame. So we put up the new track but the door will not fit because the track is 1/2 inch farther back, so it hits the cement floor. So I had to chisel out some floor to fit the new track.
To some up the day.
The is in and up. Tomorrow I will hook up the springs, and tighten the bolts.
Burns 02-12-2008, 12:49 AM I would have gone crazy trying to do this
