Dry Rot...

    It started as a simple, replace windows & front door..

    and then BOOM.

    Yea, this is going get expensive.. That beam is 20 ft long, and 12ft of it rotted out; 8ft is buried into the house.. So far, reframe/drywall/siding the front door area, and the whole wall above it.

    BTW, we already know the light can is wrong (it's a non-ic can..)

    The whole second floor wall moves - which could be considered good news, that means the load is somewhere else..

    We've also lost the front porch, lots of siding, lots of trim..

    Isn't your insulation installed backwards, too?

    I thought you wanted the vapor barrier between the heated space and the insulation...

    Depends on the climate.

    I thought the same.. But in a humid climate, you want the vapor barrier on the outside because it goes from the outside in, not inside out..

    I hope that makes sense.

    This house is less than a mile from the bay.. which means we have a constant humidity year round.

    the top picture doesn't really look like dry rot, looks like there was a leak somewhere and a bunch of water was in there, which is substantiated by the mould in that area,

    Have to remove all that crap and put new now, which sucks big time,

    Yea, I need to post finish pictures.. We are waiting on a pro painter to come and do the outside of the house; it looks like about late November, early December for that. I finally on Sunday got to take home all of my tools.. Painting the inside is done, a new tile floor laid in the entry way ($35 HarborFreight plastic tile saw.. wow), trim is up, and several other things cleaned up in the process.

    It's been a hectic 3 months..

    House just got painted last week, I also ripped all the siding off the garage front, replaced it and the trim, redid the seal around the garage door..

    We are now looking to do the finish touches, which is the gutters and downspouts.. Nobody around here stocks any good gutter supplies anymore, the seamless guys have destroyed that market!

    Pics latter today hopefully.

    Looking good and I'm sure you are glad to get some of that crap behind you! We watch a lot of the home flipping shows or shows like "THe Holmes Report" or whatever its called where they deal with a lot of "suprises" when buying real estate either to live in or to turn around for a quick profit. Entertaining to watch, would suck to be part of though!

    Yea, I need to get back to it.. got to deal with exhaust, then I can start to worry about a smog referee.

    House still has other issues, like back sliding glass door is shot; carpet is shot needs to be replaced (going to go cork); kitchen is 25 years old, and plain worn out; main bath is 70+ years old, and has mold, galvanized pipes, and the wrong tile on the floor (shiny 4"x4"; basically, a wall tile..)

    I did a tile job on the foyer, and all the interior trim (including converting a closet door from bifold to bypass, and deal with the out-of-level framing in that area..)

    The tile job was doing using the cheapest harbor freight tile saw.. which while it soaked me in water, it did the job pretty good for the money, and all for less than renting a tile saw for the day.
