So I replaced the chains and guides ... and according to the guides I found, I lined up the camshaft markings parallel to the head surface with it going below the cam-center. Crankshaft is at TDC according to the pin (under timing cover) as well as the sensor marking AND a hanger inserted...
I've seen all the nightmare stories online about the 4.0 SOHC timing system. The engine wasn't making any significant noise but when I pulled the valve covers off for some other maintenance I noticed the REAR (passenger side) chain guides are broken.
I hardly feel like yanking the engine...
