Power Steering Leak on Driver side

[98 XLT 4x4]

I have a PS leak for awhile now but i went to fix it and i noticed on the driver side control arm is covered with fluid. Then i noticed the boot covering the arm coming out of the rack is off. Would that be something of why its leaking or do you think a seal inside is what could be leaking. Im debating taking it somewhere or doing it myself but seems not like an easy fix. Any ideas?

First off this does not belong in this forum. Yes, the boot is where you are leaking from. The rack is junk and needs replacing. The rack is not an easy job, but it can be done.
