changing my alternator

I think my 02 Explorer 4.0L alternator is bad. The battery test OK and reads 12.4 volts. With the car running it does not go to 14.4 but drops down to 12.2. With everything on it drops below 12V. Is the voltage regulator built in the alternator? Also is there a thread on how to change it properly and how to handle the belt and tension. My belt is in great shape. Also could it be anything else. I had to charge the battery to start after it went down.
